Historic Maastricht landmark reborn as   dsm-firmenich's sustainable new Headquarters

Adaptive reuse and extension development blending past and future, extending the life of a beloved national monument 

Edge and 3W Real Estate celebrated dsm-firmenich headquarters’ grand opening in the presence of Her Majesty Queen Maxima, national and local officials. The ambitious project has transformed the early 20th century Ambachtsschool, a protected national monument, into a state-of-the-art office complex meeting the highest standards of energy efficiency and environmental performance.

First national monument to achieve Paris-proof certification

Located in the vibrant Wyck district, the 10,737 square meter headquarters is the first renovated national monument in the Netherlands to achieve Paris-Proof certification for its ultra-low operational carbon footprint. Integrating the preserved Ambachtsschool structure with new modern additions, the developers have extended the lifespan and purpose of this heritage building for generations to come.

The complex carefully conserves the neo-Renaissance exterior of the early 20th century Ambachtsschool building. Its interior has been thoughtfully modernized to retain original architectural details such as the main staircase, wood beams, and open layout of the former classrooms. The preserved structure is attached to a new three-story office building featuring a stunning glass atrium.The new headquarters provides a bright, open and healthy working environment tailored for hybrid work patterns. It features biophilic design elements like natural lighting, greenery, and outdoor spaces that promote employee wellbeing.

Key sustainability features include rooftop solar panels, rainwater storage basins, climate adaptation strategies and smart building sensors. The project aims to achieve BREEAM Outstanding and WELL Platinum certifications.

Interior architect Fokkema & Partners worked closely with the project teams to create a 'clubhouse' feel with open spaces that foster collaboration and community. Natural materials and color palettes connect the buildings' past and present.

General contractor BAM Bouw en Techniek executed the renovation and new construction in tandem with lead architect BroekBakema.
