EDGE Eindhoven Delivered
We delivered EDGE Eindhoven, our 25,500 m² office building directly next to Eindhoven Centraal, to the Bouwinvest Dutch Office Fund. Bouwinvest acquired the sustainable, circularly designed building in 2024 and is now its owner and landlord.
At completion, 80% of the space is already let to tenants including Deloitte, ING, Boels Zanders, WD-40, Sweco and AKD. Our own flexible workspace concept, EDGE Workspaces, is also opening flexible office space in the building. Tenants received their keys and will move in step by step. From December, the full building, including the entrance and shared amenities, will be operational.
EDGE Eindhoven is the first large-scale new-build office in Eindhoven since 2003, and the first office investment in the city for the Bouwinvest fund.
Built for how people work now
The strong occupancy reflects a clear shift in the Dutch office market. Hybrid working means companies need fewer square metres, and vacancy is rising in less desirable locations. At the same time, demand for prime locations keeps growing. Organisations are choosing smaller spaces of higher quality, the kind of workplace that helps them attract and keep their people.

The presence of major tenant names at opening confirms our earlier assessment: the demand is there when three conditions are met: a location at an attractive public transport hub, demonstrable sustainability performance and a level of amenities that genuinely draws employees to the office. EDGE Eindhoven fully meets these criteria, and that pays off for our investors, the tenants and their employees alike.
We designed EDGE Eindhoven around exactly that. Ten floors surround a publicly accessible atrium with a restaurant, meeting facilities, a coffee bar, an event space, a gym and a green pocket park. The office has parking for around 200 cars and more than 600 bicycles, with plenty of charging points. We added roof terraces across several roofs and shaped the building around daylight and views over the city.
Sustainable by design
EDGE Eindhoven is aligned with the Paris Climate Agreement, and we're targeting BREEAM Excellent and WELL Core & Shell Gold certification. More than a quarter of the building materials are circular, recycled or recyclable. The water system is designed to save up to 40% on drinking water, collected rainwater irrigates the roof terraces, green walls and pocket park, and solar panels deliver energy savings of at least 30%.

The team behind it
We developed EDGE Eindhoven, and it was built by VOF Lichthoven, a partnership between the VolkerWessels companies Van de Ven Tilburg and Jongen. MVSA Architects designed the building. The project also includes a residential tower with 175 private-sector rental apartments, an investment by a.s.r. real estate, which will be completed at a later stage. The tower and office are connected by a publicly accessible pocket park designed by landscape architecture firm ZUS.
