Following three years of construction, Edge and VORM proudly announce the delivery of The Pulse of Amsterdam to Union Investment, a highly sustainable mixed-use development in Amsterdam's Zuidas. The 58,000 square-meter development addresses the growing need for vibrant, 24/7 environments in business districts.

Breathing life into the business district
The Pulse brings together premium office spaces with 200 residential units including 151 mid-rent sector apartments. This strategic addition of affordable housing in Amsterdam's business district helps bridge the housing gap while fostering a vibrant community. The office tower has already secured prestigious tenants including BCG, Axpo, DRI and Da Vinci, with more leading companies
expected to be announced soon. The vibrant mix of 725-square-meter hospitality space, operated by two partners renowned for their involvement with Amsterdam’s iconic Ysbreeker, alongside CineBeat's 2,700-square-meter
cinema, will ensure round-the-clock activity. Public spaces, including a park and urban forest on the eighth floor, complemented by multiple rooftop terraces, create natural meeting points for both residents and office workers. This thoughtful mix of functions generates natural footfall beyond office hours, benefiting local businesses while improving area safety and vibrancy.

Designed by MVSA Architects VMX Architects and Delva Landscape Architects, The Pulse responds to evolving urban needs through an integration with public transport, reducing car dependency. The building's smart technology optimizes space utilization while flexible design allows spaces to adapt to changing user requirements. By incorporating essential amenities within the 58,000-square-meter development, The Pulse of Amsterdam minimizes the need for occupants
to travel elsewhere, while its public spaces foster natural community interaction.

Sustainable by design
The Pulse sets new benchmarks in sustainable design through innovative technology integration. Solar panels embedded within the office tower's facade generate on-site renewable energy, while smart systems optimize the building's performance to achieve ultra-low energy use. Real-time monitoring and automated adjustments ensure consistent efficiency, complemented by biophilic
design elements that enhance occupant wellbeing. Targeting both BREEAM Outstanding and WELL Platinum certifications, The Pulse demonstrates how advanced architectural solutions can deliver tangible environmental and human-centric benefits.
