This project is an important milestone in our London portfolio and will create a high-quality, sustainable office building in a central West End location. We’re looking forward to working with Mitsubishi Estate London to deliver a building that supports modern ways of working and adds real value to the local area.

Edge Shaftesbury will bring new life and activity to the area. Caxton Walk, a new pedestrian route linking Old and New Compton Street, will encourage natural footfall and deter anti-social behaviour. The route will be secured at night with gates, supported by 24/7 on-site staff and CCTV.
At ground level, new retail, affordable workspace, and public realm improvements will open up previously underused areas, creating safer, more welcoming spaces for the community.

EDGE Shaftesbury will have be carefully designed to respect the surrounding area, including valued community assets such as The Phoenix Garden. Independent analysis shows that the garden would experience only a very minor change in daylight and sunlight.
To minimise impact, the new scheme closely follows the height of the previously approved design, rising just two metres taller. A full daylight and sunlight assessment has been carried out to ensure effects remain minimal.
