Designed by DSDHA, the car-free development targets BREEAM Excellent while retaining 75% of the existing structure to cut carbon. The scheme delivers new public routes, green spaces, and affordable workspaces, connecting Soho and Covent Garden.

EDGE Shaftesbury will retain around 75% of the existing structure to reduce embodied carbon. The redevelopment introduces green roofs, extensive planting, and high-quality end-of-trip cycling facilities, creating a car-free, future-proof building.

The ultimate crossroads

Situated at 125 Shaftesbury Avenue, EDGE Shaftesbury is at the border of Soho and Covent Garden in London’s West End. The project reconnects Old Compton Street and New Compton Street, enhancing public spaces and strengthening links between two of the city’s most vibrant districts.

Designing for Community

Edge Shaftesbury will bring new life and activity to the area. Caxton Walk, a new pedestrian route linking Old and New Compton Street, will encourage natural footfall and deter anti-social behaviour. The route will be secured at night with gates, supported by 24/7 on-site staff and CCTV.

At ground level, new retail, affordable workspace, and public realm improvements will open up previously underused areas, creating safer, more welcoming spaces for the community.

Ensuring minimal impact while enhancing long-term value

Optimised Scale and Light

EDGE Shaftesbury will have be carefully designed to respect the surrounding area, including valued community assets such as The Phoenix Garden. Independent analysis shows that the garden would experience only a very minor change in daylight and sunlight.

To minimise impact, the new scheme closely follows the height of the previously approved design, rising just two metres taller. A full daylight and sunlight assessment has been carried out to ensure effects remain minimal.
