Wood-hybrid EDGE Suedkreuz Berlin is fully leased before handover

Featuring 32,000 m2 GFA, the EDGE Suedkreuz Berlin office development has been fully let before it is handed over to its future owner, COLCAP. The office space has been fully rented in both the larger “Carré” building, which will be used entirely by Vattenfall, and the smaller “Solitär” building, which has a GFA of approximately 6,500 m2. The building ensemble was constructed according to designs by the architectural firm TCHOBAN VOSS and using the CREE wood-hybrid system.

Above all, they show that high quality in terms of ecological sustainability and user experience is extremely well received by the market. EDGE Suedkreuz posed a particular challenge because of its innovative construction methods. In addition to the undeniable advantages of this building complex in terms of sustainability, its rental success confirms that breaking new ground was the right direction to take. Bearing in mind that buildings are responsible for 39% of global CO2 emissions, with EDGE Suedkreuz we are showing once again that, with courage and new thinking, solutions can be found.
EDGE Suedkreuz Berlin: a milestone of sustainable building
EDGE Suedkreuz is exemplary of the pioneering role that EDGE plays in real estate project development. Approximately 3,500 m3 of certified wood was used to construct EDGE Suedkreuz, reducing the CO2 emissions of the manufactured components by up to approximately 80% compared to conventional components made of (reinforced) concrete. Moreover, in order to guarantee sustainable operation over the long term, EDGE Suedkreuz is equipped with plug-and-play multi-sensors and connected to the EDGE Next technology platform.
Almost all data on light, air quality, temperature and sound pressure are itemised in the cloud in great detail and, with the exception of noise emissions, are adjusted entirely automatically in accordance with the highest energy efficiency and health standards. After EDGE Grand Central Berlin, EDGE Suedkreuz is the second real estate project in Germany to be pre-certified with the DGNB Platinum and WELL Core Gold standards, and the first project nationwide to be uploaded to the MADASTER materials database with a 100% match.
In addition to Vattenfall, which will make full use of the spectacular “Carré” atrium building, international company Q Cells, which specialises in climate-friendly energy production, is a major tenant in the “Solitär” building. A rental agreement has also been concluded with Berlin company Aromaplant.
