Edge and PIMCO Prime Real Estate announce the first project within the joint smart office development program, backed by Allianz Group companies and Bayerische Versorgungskammer (BVK), to develop prime sustainable office space in sought-after locations in Germany’s major cities: EDGE Friedrichspark Berlin. Located at Wriezener Karree 15, within walking distance to Berlin's Ostbahnhof, approximately 39,000 sqm of state-of-the-art, sustainable workspaces are
being built with the support of the general contractor Züblin. Completion of the bank-financed construction project is planned for spring 2026.

EDGE Friedrichspark stands out for its Net Zero operational carbon emissions. More than 2,000 square meters of solar panels, the use of heat pumps, and the integration of an approximately 1,000 cubic meter ice storage system allow the 100% fossil-fuel-free operation of the building.


Tenant health also at the heart of the project
Approximately 500 bicycle parking spaces, compared to about 80 car parking spaces – of which 100% can be equipped with electric charging stations – highlight the ecological and health-conscious design of the development. EDGE Friedrichspark is shaped around an approximately 3,000 square meter courtyard, which will serve as a relaxing green open space for visitors and
users.


The project aims to achieve high sustainability and wellbeing standards, evidenced by its Platinum pre-certification from the German Sustainable Building Council (DGNB), the expected Platinum Certification under WELL v2 from the International WELL Building Institute, and adherence to the Paris Climate Agreement.
