Edge delivers EDGE ElbSide to Vattenfall

Edge is proud to deliver EDGE ElbSide to its main tenant, energy company, Vattenfall. The new office building is located at Amerigo Vespucci Square in the Elbbrücken district within Hamburg's HafenCity. Spanning 24,000 square meters, the building’s design fosters collaboration and open communication. In addition to Vattenfall, innovative companies FAIRFAMILY and KlimaInvest Green Concepts will also move into the other office floors with a view of the Elbe.

Approximately two and a half years after laying the foundation, Vattenfall will move into EDGE ElbSide with around 1,450 employees in spring 2024. EDGE ElbSide stands as Germany's tallest office building built using with slim-floor technology, reducing embodied carbon emissions by 50% compared to conventional construction methods. Numerous sensors will monitor air quality, lighting conditions, temperature, and space usage, enabling automatic regulation for maximum energy efficiency and user well-being.

The 17-story smart building's primary tenant, Vattenfall, will occupy about 80% of EDGE ElbSide. The building features highly efficient office floors, adaptable to Vattenfall's specific needs, boasting organic layouts that aptly represent modern work environments. Internal stairs and atriums offer transparency and pleasant working atmospheres

EDGE ElbSide: a benchmark for sustainability and wellbeing in Hamburg

EDGE ElbSide is designed as an energy-efficient building operating on renewable energy sources. It empowers occupants to assess potential energy savings automatically and offers a e-mobility infrastructure emphasizing cycling. This brings an innovative and comprehensive, sustainable approach to work and mobility. By integrating a range of effective digital solutions, the building
minimizes environmental impact while enhancing occupant well-being.

Following the handover, EDGE ElbSide aims to receive the HafenCity Platinum environmental label and a WELL Core Gold certification from the International WELL Building Institute following its delivery. There is also a cooperation with HafenCity University Hamburg to enable research into efficient building utilisation.

In 2020, HanseMerkur Grundvermögen AG acquired the property in the form of a forward deal from the real estate developer Edge for one of its investment vehicles and will take over the building shortly.
