Edge proudly announces that HanseMerkurGrundvermögen AG has acquired the recently completed EDGE ElbSide for one of its investment vehicles. This new office building is located at Amerigo Vespucci Square in the Elbbrücken district within Hamburg's HafenCity. Spanning 24,000 square meters, fostering efficient collaboration and communication through its open spatial design.
The 18-story smart building's primary tenant is energy company Vattenfall, occupying about 82% of EDGE ElbSide with approximately 1,450 employees. Other occupants include consultancy firm FAIRFAMILY and the energy and climate protection agency, KlimaInvest. The building features highly efficient office floors, adaptable to Vattenfall's specific needs, boasting organic layouts that aptly represent modern work environments. Internal stairs and atriums offer transparency and pleasant working atmospheres.

EDGE ElbSide stands as Germany's tallest office building constructed with slim-floor technology, reducing CO2 emissions by 50% compared to conventional concrete slab structures. Numerous sensors monitor air quality, lighting conditions, temperature, and space usage, enabling automatic regulation for maximum energy efficiency and user well-being.
Green winter gardens, serving as climatic buffer zones, alongside multi-level atriums, add to the building's spaciousness and encourage interaction. Rooftops with expansive Elbe River views are utilized as terraces, green roofs, and for electricity generation through photovoltaic cells. The energy-optimized building also features its electric mobility infrastructure for cars and bicycles. All car parking spots are pre-equipped with charging stations, aiming for an entirely electric-friendly setup.
EDGE ElbSide aims for the HafenCity Platinum environmental label and the WELL Core Gold certification from the International WELL Building Institute.In 2020, HanseMerkurGrundvermögen AG acquired the property via a Forward Deal from project developer Edge for one of its investment vehicles.
