Edge and NUDUS reveal designs for EDGE Coolsingel in Rotterdam

In collaboration with the municipality of Rotterdam, real estate developer Edge and architect studio NUDUS are proud to unveil the design of EDGE Coolsingel.Located on the Coolsingel in Rotterdam, this innovative design blends Rotterdam's architectural heritage with a forward-looking vision. With the goal to bring the city's first Net-Zero Carbon office building, Edge and NUDUS are setting a new benchmark on this prominent site across the City Hall.
Architectural elegance, harmonizing past and present
The building's shape aligns with Coolsingel's urban rhythm, featuring a distinct plinth, a six-floor main volume, and a three-floor setback top. The horizontal articulation of the main volume and the playful folds in the facade pay homage to J.J.P. Oud's design, creating a dynamic appearance that interacts with changing light conditions. An atrium positioned along the facade promotes interaction and connections to Coolsingel, allowing ample daylight into the building and framing views of the City Hall when exiting the elevators. The top has a strong vertical and pleated façade, providing a striking frame for the Rotterdam skyline.
Through this thoughtful design approach, Edge and NUDUS seek to pay tribute to the site's historical narrative and urban surroundings while crafting a timeless architectural elegance that bridges the past and the present.
The new development compromises 16,000 square meters of office space, 5,000 square meters of co-working areas and 1,000 square meters of retail. To integrate the 22,000 square meters (LFA) of functions across the eleven floors, the design places a key focus on transparency and openness, especially to connect with Coolsingel. The concept emphasizes the blending of the indoor with the outdoor spaces, resulting in an inviting and dynamic space that beautifully merges urban and natural elements.
Setting a new standard for environmental and social responsibility
EDGE Coolsingel aims to become Rotterdam's first Net Zero Carbon office building. To reduce embodied carbon emissions, materials such as part of the old facade stone have been saved and will be reused, biobased materials will also be prioritized. The hybrid structure consists out of wooden columns and cross laminated timber (CLT) floors, in combination with a concrete core. The integration of wood throughout the interior ensures a warm environment that fosters creativity and collaboration. With its green terraces at various floors, the building provides a haven for biodiversity and helps in climate adaptation and water retention, meeting Rotterdam’s sustainability goals.
On the operational carbon side, EDGE Coolsingel will use district heating and on-site generated energy, resulting in almost zero operational carbon emissions. Operational energy targets have been set at 25kWh/m2/yr for building-related energy and 25kWh/m2/yr for user-related energy, aligned with the Paris Climate Agreement.*
The building will foster a healthy environment for its future users, following the design ambitions of WELL Core & Shell Platinum certification. The inclusion of EDGE Workspaces, a multi-functional public area, creates a welcoming environment for all, blurring the lines between work, leisure, and socialization. EDGE Coolsingel’s strategic location between major transit hubs ensures easy access, promoting inclusivity and convenience.
